-How do you value land?

Valuing land involves considering numerous factors, many of which can only be determined through an in-depth analysis of a specific property. Our main focus is on factors such as topography, quality of road access, availability or installation of utilities, general location, zoning codes, and flood plains or wetlands. All this can affect price a lot.

Mineral Rights NOT included In our purchases unless otherwise stated and agreed upon in writing, but the presence of mines/oil wells will affect values.

-What will you do with my land?

We buy land in many states, and each property requires a unique approach. Sometimes I develop or enhance the land, potentially subdividing it and making minor improvements. Other times,we work with builders and other end users, or simply hold onto it. It all depends on the property.

-Who are you?

My name is Anthony and I run Atlas Land Exchange. I have years of experience within real estate with a primary focus on specializing in raw vacant land. We purchase land nationwide. I’m from a small town in the hills of Northern California, but I work with partners and investors in many states. Check out the About page to learn a bit more.

-Are we buying land on behalf of Foreign Entities or Massive Corporations?

The simple answer is NO. I understand this has become a big issue in more recent years. However, my partners and I are all located right here in the USA.

There has been an Influx of large corporations and foreign entities purchasing real estate in America over the recent years and we do not contribute to this, nor do we have any intentions to in the future.

-Is Atlas Land Exchange a Scam?

Rest assured, we're not running any scams here. This may be a smaller organization than the massive real estate conglomerates, but I can assure you this is a very real business. Every transaction we handle is conducted through reputable third-party organizations like title companies and closing attorneys, eliminating any possibility of foul play.

Deed fraud has been on the rise in recent years, so we understand the cause for concern. We have seen people trying to sell land that is not theirs. The title companies send out a notary to verify identity upon signing. This is one of the main ways 3rd parties protect everyone during the closing process.

-Does signing a purchase agreement mean you own my land now?

Signing a purchase agreement is only the beginning of the process. It is essentially a set of instructions for the closing attorney or title company to execute that was agreed to by both parties. A purchase agreement does not mean we own the property now.

We only own the land once the title company or closing attorney records ownership and transfers funds to you. This is facilitated by 3rd party companies/law firms to protect everyone involved.
